Overview

The city of Lewes, Del. adopts and enforces the following codes:

• The International Building Code, 2012 edition. Lewes, Del. Muni. Code § 70-1 (adopted) with Article II (modifications).
• The International Residential Code, 2012 edition. Lewes, Del. Muni. Code § 70-48 (adopted) with Article XVI (modifications).
• The International Existing Building Code, 2012 edition. Lewes, Del. Muni. Code § 70-21 (adopted) with Article VIII (modifications).
• The International Energy Conservation Code, 2012 edition. Lewes, Del. Muni. Code § 70-18 (adopted) with Article VI (modifications).

Residential Building Code

Delaware has yet to adopt a statewide residential code. Local laws will control.See PLRB, Delaware Building Codes for more information on state level codes.

Lewes adopted the 2012 IRC, locally. Note that adoptions usually come with amendments. So, it is important to review those amendments in addition to the unamended model code.

The city of Lewes, Del. adopted the International Residential Code, 2012 edition, including appendix E, G, J and M. Lewes, Del. Muni. Code § 70-48 (adopted) with Article XVI (modifications).

• According to Table R301.2(1), Ice barriers are not required.

• R313 – deleted. Automatic fire sprinklers are not required.

Existing Buildings

Existing buildings, meaning buildings that were built in accordance to code at the time of construction, typically merit extra consideration in a current updated code.

Appendix J of the IRC was adopted, the regulations found under that appendix would apply to existing residential buildings.
